The Housing Gap
Recent data from Housing Navigator MA and the Metropolitan Area Planning Council reveals a critical shortage on Cape Cod.
Dedicated housing options currently exist for adults living with SMI on the Cape.
Of very low-income households (30-50% AMI) are unstably housed.
Low-income households in MA have access to affordable rental housing.
Our Strategic Pillars
To close this gap, APFAA is executing a plan built on four foundational pillars:
1. Build Housing
Acquire or construct 16-20 one-bedroom units as the first phase of housing development.
2. Secure Funding
Develop diverse funding streams including grants, tax credits, donations, and rental income.
3. Form Partnerships
Establish relationships with mental health providers, government agencies, and housing developers.
4. Strengthen Org
Build board capacity, hire staff, and establish operational systems for long-term sustainability.
Implementation Roadmap
A multi-year path from foundation to keys-in-hand.
Building Capacity & Predevelopment
Recruit board members with development and finance expertise. Secure predevelopment funding. Begin site identification and community engagement.
Site Acquisition & Feasibility
Secure site control. Complete feasibility analysis. Identify development partner and submit applications for Community Preservation Act (CPA) funds.
Securing the Capital
Submit applications for Low-Income Housing Tax Credits (LIHTC). Complete financing packages and obtain all necessary permits.
Breaking Ground
Begin construction or renovation. Develop operational policies and begin the resident selection process.
Stabilization & Operations
Complete construction. Welcome residents. Stabilize operations and begin planning for Phase II.
